Why the Just Sold beats the Just Listed

The one post almost nobody writes, and why it is the one that wins the next listing.

Where agents lose

Every agent posts the Just Listed. The listing is new, the photos just came back, and the excitement is real. That post goes out.

Almost nobody posts the Just Sold. By then you are three deals deep and the closing was two weeks ago. So the only post that proves you actually sell houses, the one a seller is looking for when they decide who to call, never gets written.

The arc that works

One listing should produce a run of posts, not one announcement.

  1. 1Just Listed, the day it goes live.
  2. 2Open House, two days before, not the morning of.
  3. 3A story post partway through: one specific thing you noticed walking it. This is the one people actually reply to.
  4. 4Pending, the day the status flips.
  5. 5Just Sold, the day it closes. This is the post that gets you the next one.

Five posts from one listing, without inventing a single topic.
