Fair housing, and the rules that actually bite

The short version of what will get you in trouble, and how to not do it.

Never describe the people

Describe the property. Do not describe who it is for, who lives nearby, or who would be happy there.

  • No language about families, children, or who a neighbourhood suits.
  • Schools as a selling point for a demographic is a trap. Naming the district factually is not the same as implying who belongs there.
  • Nothing about the character, safety, or make-up of the people in an area.
  • No "walking distance" claims that function as a proxy for ability.

Never invent a fact

If the MLS did not say it, do not post it. Square footage, lot size, year built, and school assignment are all things people rely on. Generated writing can be confidently wrong, which is the whole reason a human approves.
